Why Choose Susan Gunnin?

Ask Susan Gunnin what she feels is most important to her in real estate, and she'll tell you it's taking care of her clients' needs with an honest and professional dedication.

"People interested in the real estate market in Breckenridge choose this area for a number of reasons. Breckenridge is a resort community with a diverse selection of properties and in a broad range of prices, which is why real estate in this town can be tricky.

My first job is to understand my client's goals, and then educate my client so he or she will be completely comfortable in making a decision that will bring them lasting enjoyment in their Breckenridge experience."

Susan Gunnin has a proven track record of assisting families like yours and has been a top producing agent for the past ten years. When you are represented by Susan, you deal directly with Susan, and not with an "office assistant". She uses state-of-the-art real estate technology to provide you with up-to-the-minute information on today's market.

When Susan begins working with a new client, she will first ask questions - lots and lots of questions - about a client's dreams and goals.

"Once I understand your goals, I'll start the education process, and explain which areas are best suited to your mountain dream. Also, it's not unusual for a client not to know what they want, because they don't understand the mountain resort market. This is why working with an educated realtor who knows and understands the market is critical. By asking the right questions, and giving you a pointed overview of our community, I can help you identify what part of Breckenridge is right for you.

When I become your Breckenridge real estate agent, I want to be your agent for life. I've worked with some of my clients six, seven or eight times. People come back to me for a reason - they know I work hard, they trust my knowledge of the market, they know I will listen to and address their needs, and that I always have their best interests at heart."

In the words of a satisfied client:

"Last summer my wife and I enjoyed probably the best real estate experience of our life. We met Susan Gunnin through another property owner in Breckenridge and found she was everything we hoped for in an agent. She's honest, sincere, has great product knowledge, and knows how to use her network of communication with her peers. If you want to buy or sell quickly and enjoy the transaction, we highly recommend Susan Gunnin." - Jim Reed

If you're ready to become a participant in the Breckenridge market, call or email Susan today and she'll get to work on making your mountain dream a reality.

Real Estate Tips
Titles >Ways to Hold Title

When two or more people purchase property together, there are three ways that the title can be held. Knowing the implications of each form of ownership will help you decide how to write your deed.

"Tenancy by the entireties" is reserved exclusively for married people. Both husband and wife own an undivided interest in the property. On the death of one party, the surviving spouse owns the entire property and no probate will be necessary. When unmarried persons buy a home together, they should seek legal advice regarding how title should be held. As "tenants in common" each party owns a percentage interest in the property. On the death of one party his or her interest does not go to the surviving owner but is distributed in accordance with the will of the deceased, whose estate must be probated. As "joint tenants" each party owns an undivided, equal interest that passes automatically to the surviving joint tenant. Probate is not necessary if the deed reads "joint tenants with rights of survivorship".

It is important to know that in most courts, if a deed is written without specification of how title is held, the property is titled as "tenants in common."
